Housing Market To Remain Open In Lockdown 3.0

On the 4 January First Minister Nicola Sturgeon introduced stricter guidelines for ‘Lockdown 3.0’ in a bid to reduce the spread of the virus. These rules outline the closure of schools until the end of January and the travel ban being brought back in to place, unless for reasons that are deemed essential.

The government deems the following activities as essential:

Even when leaving the house for essential purposes, the recommended guidance is to ‘stay local’, in order to decrease the chance of the virus spreading.

Additionally, Nicola Sturgeon states essential purposes also include “activities in connection with moving home (including viewing a property), or for activities in connection with the maintenance, purchase, sale, letting or rental of residential property that the person owns or is otherwise responsible for”.

Therefore, despite the restrictions which have been introduced, the property market remains very much open and our expert property team are on hand to assist with all of your property transactions including buying and selling residential property, leasing and buying/selling commercial property.

Additionally, the new rules state, “travelling for the purposes of undertaking essential work on a property other than your main residence should not be used as a pretext for a holiday” and “you should not stay longer than for the length of time required to undertake the necessary work.”

Therefore, it is clear that although maintaining your property is grounds for essential travel, this should not be used as an excuse to stay there for longer than necessary.
